Mah Sing and KLK form joint venture for major industrial development in Johor

On December 19, Kuala Lumpur-based property developer Mah Sing Group Bhd (KL:MAHSING) announced a strategic joint venture agreement with a subsidiary of Kuala Lumpur Kepong Bhd (KL:KLK). The companies plan to acquire and develop a 419.15-acre freehold industrial land parcel in Kulai, Johor to build MahSing Kulai Park. The site lies within the Johor-Singapore Special Economic Zone (JS-SEZ). It is poised to become a significant industrial hub aligned with Malaysia’s New Industrial Master Plan 2030.

The collaboration aims to strengthen industrial infrastructure in Johor. It supports the state’s role as a critical growth corridor next to Singapore and key logistics networks. The development will proceed under MahSing Kulai Park. The project carries implications for regional engineering activities, traffic management, and industrial safety protocols during construction and later operations.

Mah Sing’s wholly owned subsidiary, Nova Legend Development Sdn Bhd, will hold a 60% equity stake in the joint venture entity, M Industrial Development Sdn Bhd. KLK Land Sdn Bhd will retain the remaining 40% stake. The parties formalised the acquisition deal through a conditional sale and purchase agreement with Aura Muhibbah Sdn Bhd. Aura Muhibbah operates as a fully owned subsidiary of KLK. The companies purchased the land for approximately RM274 million. They project an estimated gross development value (GDV) of RM2.26 billion.

The industrial park, branded MS Industrial Park @ Kulai, will include several factory types. These include cluster, semi-detached, and detached units. The plan also allocates vacant land for logistics hubs, warehouses, and associated facilities.

The location offers strategic advantages. It sits close to Senai International Airport, the North-South Expressway, and Johor’s major seaports. Mah Sing will oversee project management and execution. The group will act through its subsidiary, Southville City Sdn Bhd, under a dedicated project management agreement.

The project remains in preliminary stages. The companies have not yet disclosed detailed construction timelines. However, they have emphasised cooperation with local authorities. The aim is to minimise disruption to traffic patterns and uphold occupational safety standards throughout the development lifecycle.

To date, police and fire departments have reported no incidents related to the project. This indicates compliance with prevailing regulations during the acquisition and planning phases.
